WHO WE ARE
Metra Living is the trading name of L&Q PRS Co Ltd, part of the L&Q Group. These terms and conditions are in relation to the ‘Household’ to be formed and declared. The household includes anyone intending to live in the property, and all applicants named. The terms and conditions govern the use of our private rental services and rental properties. By renting a property with us, you agree to comply with and be bound by these terms and conditions. This document outlines your rights and responsibilities as a tenant and our obligations as a service provider. Please read these terms carefully.
PREREQUISTES
The following terms and conditions are prerequisites that must be met:
- Any adverse credit history within the household whether settled or unsettled must be declared. This includes any County Court Judgements, Bankruptcy, or Individual Voluntary Agreements.
- Any pets in the household must be declared, alongside the type and breed.
- Any children living in the property must be declared.
TERMS & CONDITIONS OF OFFER
1. All references to “Metra Living” within the Terms and Conditions represent L&Q PRS Co. Limited (trading as Metra Living). | |
2. You are required to pay the holding deposit within the agreed timescale to secure the property. The holding deposit amounts to one weeks’ rent or less and is capped at £500. | |
3. The “move in date” is subject to the property being ready to occupy, referencing, contract and/ completed tenancy documents and final payment being made. While we will do our best to ensure this date is met, it is subject to change if all elements mentioned in this statement are not completed in a timely manner. | |
4. We require a minimum guaranteed income per household to ensure affordability. Income and eligibility will be assessed based on the evidence you provide. | |
5. Referencing will be undertaken by a third-party referencing company who will undertake checks on behalf of Metra Living as part of the application process. These checks are detailed on the Reservation Check List below. | |
6. The Tenancy Agreement, Welcome Pack and any notifications or correspondence relating to your application will be served via email, to the email addresses that have been provided. You must inform us immediately of any changes to your email address. | |
7. If you withdraw from the lettings process for any reason, the Deadline for Agreement Date will be varied to the day after you make us aware of your withdrawal. | |
8. In the event of you withdrawing, we may retain the holding deposit and we will issue a notice to this effect within seven days of that decision. | |

We may decide to retain the holding deposit in the following circumstances: | |
1. You fail to provide evidence of your immigration status. | |
2. You provide false or misleading information. | |
3. You withdraw from the lettings process. | |
RESERVATION CONDITIONS | |
Term of Tenancy | Metra Living offer 12-month tenancies with a 6-month break clause as standard, however, terms of tenancy for individual applications may vary. |
Costs | All payments made regarding this application/tenancy (holding deposit, tenancy deposit, final move in balance and direct debit) will need to be made by the same account holder on behalf of all applicable. Should your application be successful, you will be required to pay a holding deposit within the agreed timescale to secure the property. The holding deposit will not exceed £500. Upon signing the tenancy agreement, you will also pay your final balance which is made up of: 5 weeks’ rent as a tenancy deposit and a month’s rent in advance and/ or an apportionment of rent depending on your moving in date – please speak to your Lettings Negotiator for further information. |
When entering a tenancy agreement, the money held as the holding deposit is to be paid towards your tenancy deposit. | |
Documentation Required | As part of the lettings process, we will require the following documents no later than the date that is five days after issuing confirmation of your reservation via email “the Date for Completed Documentation”. |
We require proof of identity and immigration status in the form of a passport (and visa, if applicable). Please note, these must be seen in person and we cannot accept copies. | |
We require proof of employment in the form of the last 3 months’ payslips and the last 3 months full bank statements/transaction history matching the latest 3 payslips provided. | |
For self-employed applicants we require last year’s SA302 and the last 6 months’ full bank statements. | |
We require proof of full-time, higher-education student status in the form of an offer/enrolment letter detailing the start and end date of the course and number of hours per week, if applicable. | |
We require proof of address in the form of a utility bill or council tax bill dated within the last three months. If you cannot supply either of these documents, please discuss what alternative options we may accept with your Lettings Negotiator. | |
We require proof of funds to pay the final balance in the form of your most recent savings or current account statement. | |
If you cannot provide the required documentation by the Date for Completed Documentation, you must contact Metra Living before this date making a written extension request for providing the documents. In the event of failure to provide all the documentation requested above within agreed timescales, Metra Living may retain the holding deposit on the basis that you have given false or misleading information above in respect of your ability to promptly provide satisfactory proofs and references. If Metra Living decides to retain the holding deposit, you will be given written notification of this intention within seven days of Metra Living making such a decision. | |
References | You will be credit checked by a third-party company on behalf of Metra Living as part of your application. This credit check can be carried out via any of the UK’s credit referencing agencies. You must declare if you have adverse credit history or history of mismanagement of money (bankruptcy, county court judgements, individual voluntary agreements, returned direct debits, exceeding overdraft arrangements or unplanned overdraft, etc.) Any adverse credit history or mismanagement of money being discovered during the referencing process will be deemed a failed reference based on misrepresentation. You will be required to consent to open banking. |
Your employer(s)/ accountant(s) which verify your income and/or stability of employment as well as satisfactory reference(s) from your landlord(s) covering your last 12 months of living history to confirm that you do not have any bad tenancy or rental history. You confirm that your landlord(s) and employer(s)/accountant(s) will be prepared to provide a reference. | |
Parking | It is likely that due to local restrictions, you will be unable to apply for a residents parking permit when moving into most of our new build properties. This differs from scheme to scheme. Please discuss this with your Lettings Negotiator for further information. Metra Living cannot take responsibility for vehicles parked incorrectly. The local authority or another parking control management service may apply parking restrictions on our estate or on the surrounding roads. It is your responsibility to check before you park to avoid fines. |
Pets | Pets may be permitted with prior authorisation. There may be an additional charge from our freeholders and third-party agencies. Please also advise your Lettings Negotiator of the type of breed of your pet. |
MARKETING CONSENT Metra Living may wish to use your information to contact you from time to time for relevant promotional offers or marketing opportunities such as case studies and feedback. We will not give your information to another organisation without first asking your permission and naming the organisation. You can opt out when completing the Terms and Conditions form. |
